Hey, there. I'm Dan Benjamin with a Whissel Realty Group. I was going to talk to you today about the top three mistakes I see buyers make prior to shopping for a home.

The number one mistake I see people make is they start shopping for a home on an app and they're just seeing multiple homes and they're like, "Oh, we like this one. Let's go take a look at it." A lot of times they're not even aware yet of what they can afford, so it's very important for you to talk to a loan officer and get not only your pre-qualified, pre-approved but really back in what you are wanting to spend per month and getting that budget figured out and then going after a certain price point could be higher, could be lower than what you're thinking, but getting that dialed in and making sure that we're shopping for a home that's really going to meet your needs in that budget is very important for us.

The second big mistake I see folks make is not meeting with an agent right away. Soon as you decide that you think you might want to even buy a home, meet with a great agent like myself, we'll help you from step A through Z and just working out all of the details and handling so many small tasks that you're not even aware of so that we can take all the pressure off of you and help you have a really easy home buying process.

The third mistake I see buyers make is going into a home and maybe focusing too much on one small problem or one small thing that needs to be fixed within the home. One example is paint color. You see a pink color on the wall. Don't let that turn you off from the home. That could easily be fixed or painted. Other things that are just small or minor whether it's a repair or something that needs to be fixed we can work through that, either through a a request for repairs or credits or something like that. Let us take care of you and help you through the process and overlook those small little details, but keep your focus on the bigger picture of the home itself.
